This Indenture, Made this First Day of December in the year of our Lord one thousand eight hundred and fifty-three, Between Thomas P. Richmond and Laura A his wife of Conesus in the County of Livingston and State of New York of the first part, and Matthew W. McNinch* of the same place of the second part.

Witnesseth, That the said part...of the first part, in consideration of the sum of Three Hundred Dollars...to them duly paid have sold, and By these Presents, do grant and convey to the said party of the second part, his heirs....all that tract or parcel of land an being situate in the...town of Conesus....and described as follows being a part of the south part of Lot number eighty in township number eight and bounded as follows commencing at the center of the highway and running westwardly along the south line of said lot thirty eight rods thence northerly parallel with the highway twenty rods thence easterly thirty eight rods to the center of the highway thence southerly twenty rods to the place of beginning containing four acres and three fourths of an acre of land the above being the land conveyed to the said Thomas P. Richmond by S. B. Crego** by deed bearing date the 25th day of November 1848.

*Grandson of this Matthew McNinch -- don't know which one purchased the property.  The younger Matthew was living in Springwater, Livingston Co., NY, in 1875; the elder Matthew had died.
