...Between Wm Waring Richardson of Hamilton, Gore District, Canada West, of the first part, and John Backus of Livonia in the County of Livingston and State of New York of the second part...
Witnesseth that the said party of the first part for and in consideration of the sum of one hundred and sixty dollars to him duly paid had sold and by this as presents doth grant and convey to the said party of the second part his heirs and assigns all that parcel of land situate in the town of Livonia in the County and State aforesaid known as being a part of lot number seventy (70)   described and bounded as follows to wit:  Beginning at the south west corner of the piece of land conveyed to the party of the second part--hereof by Joseph B. and Jennet Richardson by deed dated the 1st April 1839, thence eastwardly along the south line of the said piece and to its south east corner Eighty rods, thence southwardly two chains fifty nine and a half links, thence westwardly and parallel with the east line hereof  to the point of beginning containing five acres and thirty rods with the appurtenances and all the estate title and interest of the said party of the first part therein.  And the said party of the first party doth hereby covenant and agree that at the delivery hereof he is the lawful owner of the premises above granted and seized of a good and indefeasible estate of inheritance therein free and clear of all incumbrances and that he will Warrant and Defend the above granted premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns forever.
In witness where of the party of the first part hath hereunto set this hand and seal the day and year first above written.
